Which communities and home types are selling changes over time, and so do prices. The community pages carry the current homes, show home hours and starting prices. [to confirm: active communities, areas and home types at launch; the table was built from the live Alberta page in October 2026, which also listed Cornerbrook as sold out]

The home types, and the trade-offs
- Laned homes are single-family homes with the garage at the back, off a lane. The street side is all house, and the price is usually below a front-drive home on a similar lot.
- Duplexes share one wall with the home next door, each on its own title with its own yard. Less outside upkeep than a detached home, and usually a lower price.
- Front-drive homes have the garage at the front and a driveway from the street. The most space and yard, and usually the highest price in a community.
- Townhomes and bungalows are available in some communities. A townhome shares walls and keeps upkeep low. A bungalow puts everything on one level.
- Condos at Metro One at Silverton are a lock-and-leave option. A condo fee covers the shared property and the reserve fund, and what it includes varies, so ask. [to confirm: Metro One product, availability and current fee range]
None of these is the default first home. Which fits depends on your budget, how you want to spend a Saturday, how far you will commute, and how long you plan to stay. Plenty of first-time buyers choose a front-drive home from the start, and plenty choose a duplex or a condo so they can move sooner.
How to narrow it down
- Start with the area. Where do you work, and how far are you willing to drive? Southwest, southeast, north, northeast, Cochrane and Chestermere are different commutes. Drive each at the time you would actually travel.
- Pick a home type, or two you are open to, using the trade-offs above.
- Get pre-approved, so you are comparing homes you can buy. What to ask a lender.
- Visit two communities, not one. Walk the show homes and the streets.
- Ask about quick possession homes if you need to move within a few months.
- Ask us what each price includes, whether it includes GST, and on a condo the current fee. Give the answers to your lender for a full monthly estimate. Why that matters.
Moving to Alberta from elsewhere
If you are moving from another province or country, the steps above still apply. Two things help. Work with a lender who regularly handles relocating buyers, and visit in person before you decide on an area. Calgary's quadrants and the towns around it feel like different places, and the commute matters as much here as anywhere.
If you are moving from Ontario, we build there too. Our Ontario first-time buyer hub covers that market, and our Florida and Colorado hubs cover the US regions.
Questions first-time buyers ask
Which community is best for a first-time buyer?
There is no single answer, and we would rather not pretend there is. The right community depends on your commute, the home type you want and your budget. Pick two that fit on area and home type, visit both, and let your lender's estimate settle the rest.
Do you have homes I can move into soon?
Yes. Quick possession homes are built, or nearly built, in several communities. The finishes are chosen, so you take the home as finished, and you close in weeks rather than months. Ask us what is available now.
Is a condo a good first home?
For some buyers, yes. It is usually the lowest price into ownership and takes outside upkeep off your plate. The trade is space, and a monthly fee that you should understand before you sign. Ask for the current fee on the specific unit and what it covers. For other buyers, a duplex or a laned home is the better first step. Both are fine answers.
Can I see the homes before I decide?
Yes. Every community has show homes you can walk through, and the sales team can show you quick possession homes as well. Visiting is the fastest way to tell which home type suits you.
Pick two communities and visit both
Walk the show homes, drive the commute, and ask the sales team what is selling now.
Internal review notes — what must be confirmed before this page publishes
- [to confirm] Active communities, areas and home types at launch. The table was built from the live Alberta community pages in October 2026 (nine selling; Cornerbrook shown as sold out and excluded). Acadia Park and Clearwater Park are newer than the August 2026 research.
- [to confirm] Metro One at Silverton product, availability and current fee range. The live Silverton page describes single-family homes and duplexes; the condos are listed here from the August research and the Alberta NEWS feed.
- Alberta framing check: single-family (laned, duplex, front-drive) leads the page; condos are one option. The former 'two doors in: a laned home or a condo' framing and 'most first-time buyers start with a laned home' are removed.
- No starting prices appear on this page, by design. The live community pages are the source of truth for price, per the Aug 31, 2026 feedback.
- Confirm the quick possession homes URL for Alberta and link it from this page.
